Terms of Service

Draft status and acceptance

These draft Terms of Service require review by a qualified attorney before public launch. They do not guarantee legal compliance and are not effective until Dwelyx LLC completes the missing owner information, sets an effective date, and approves the final text.

When an approved version becomes effective, users will be required to accept the version presented during registration or another relevant action.

Dwelyx LLC's role

Dwelyx LLC is a technology marketplace operator. Dwelyx LLC does not hold real estate brokerage, lending, mortgage, or similar licenses. Unless Dwelyx LLC expressly agrees otherwise in a separate written agreement, Dwelyx LLC is not the buyer or seller and is not acting as a real estate broker, real estate agent, property manager, lender, loan broker, attorney, tax adviser, financial adviser, inspector, appraiser, title company, escrow provider, or closing company.

Listing information, availability, pricing, property details, photos, and financing terms are supplied by users or approved source systems. Dwelyx LLC does not independently guarantee listing accuracy, ownership, authority, availability, title, property condition, valuation, financing terms, investment performance, closing, or either party's performance.

User responsibilities

Users are responsible for complying with applicable federal, state, and local laws and for obtaining qualified professional advice when appropriate.

• Provide truthful, current, and complete information.
• Use the marketplace operated by Dwelyx LLC only for lawful real estate opportunities and communications.
• Verify identities, authority, property facts, title, condition, financing, and transaction documents independently.
• Protect account credentials and notify Dwelyx LLC of suspected unauthorized use.
• Comply with the Acceptable Use Policy, Listing Rules, and applicable legal notices.

Prohibited conduct

Fraudulent, misleading, duplicate, unauthorized, discriminatory, infringing, and illegal listings or conduct are prohibited. Users may not interfere with the service, evade access controls, distribute malware, scrape the service without permission, or misuse another person's information.

Listings, moderation, and availability

Dwelyx LLC may review, reject, request changes to, pause, or remove content under its published rules. Moderation does not mean Dwelyx LLC has verified every statement or accepted responsibility for a transaction.

Dwelyx LLC may change or discontinue features and cannot promise uninterrupted availability. Final notice, suspension, termination, warranty, remedy, and data-retention terms require attorney review.
